Not All Mold Assessors Can Do the Same Things
Texas has two assessor licenses, and the difference can cost you real money if you don’t know to ask.
Technician — MAT
- Can perform assessments and collect samples.
- Cannot write the remediation protocol — the official plan a crew must follow.
- You’ll still need a Consultant afterward — who won’t work off someone else’s assessment.
Consultant — MAC (that’s us)
- Performs the assessment and writes the remediation protocol.
- One licensed visit covers detection, diagnosis, and the plan.
- No duplicate assessment, no paying twice to get to a protocol.
Here’s the trap: a dog-only or MAT-only company finds mold — then you pay for a second assessment and the protocol on top.
Worth knowing: bringing the dog out is itself a mold assessment, so a company legally has to hold at least a MAT license just to do that. We hold the Consultant license — the one that can finish the job.

Meet Ember — From a Shelter Kennel to a One-in-a-Million Nose
Ember is our mold detection dog — and a rescue. A Belgian Malinois who was abandoned and close to being euthanized when we found her at a shelter. We brought her home and gave her a purpose.
When our trainer first evaluated her, he told us we’d found a “unicorn.” Most dogs from reputable breeders never make the cut for this work — let alone a shelter dog. Ember did.
She was trained by Bill Whitstine, who essentially invented the mold-detection dog. Bill spent years training K9s for law enforcement — bombs, arson, narcotics — before pioneering how to train dogs to detect mold. A lot of handlers won’t tell you where their dog was trained. The ones who trained with Bill always name him — because his reputation is the standard in this field.

Nosy Mold Dog is a small, family-owned business with over ten years of experience in both mold assessment and mold remediation — a combination that’s genuinely rare in Texas. Most Consultants who write the removal plan have never actually performed a remediation. Ryan has.

The Texas Mold Process
If mold is found, Texas law lays out a specific path — and following it exactly is the only way to end up with clean documentation.
Assessment MAC / MAT
A licensed assessor inspects the property and determines whether mold — or a reasonable suspicion of it — is present.
Protocol MAC only
A Mold Assessment Consultant writes the remediation protocol — the work plan the removal crew must follow. Technicians can’t write this.
Remediation MRC
A Mold Remediation Contractor performs the removal and must follow the protocol exactly — which is why it matters that the plan was written by someone who has actually done the work.
Clearance MAC
An independent Consultant returns to perform a clearance test, confirming the mold issue has truly been resolved.
Certificate — CMDR
Once the project passes clearance, a Certificate of Mold Damage Remediation is issued: the official state record that you had a mold problem, followed the law, and resolved it properly.
The CMDR is the “golden ticket.”
